With its enclosed gardens and well established orchard leading down to the banks of the River Noireau, this newly constructed house provides both comfort and space. Chant du Noireau itself is in the countryside and yet it takes only 5 minutes on foot to reach the centre of Pont d'Ouilly.
The accommodation
All four bedrooms have en-suite facilities, with bath and/or shower. Two of the bedrooms have 5ft double beds and the other two have zip-and-link 3ft twin beds. All of the beds have pocket-sprung mattresses.
One of the bedrooms is on the ground floor. There are no internal steps on the ground floor and the doorways are wide enough to allow access for a wheelchair.
There is a very large sitting-dining room and a large lounge (with feature fireplace) both of which are furnished and equipped for 12 people. The lounge has a double sofa bed, three other three-seater settees, colour television, digital satellite receiver (non-subscription services,)and a DVD/CD player. The sitting-dining room has hi-fi equipment - cd player, tape deck and tuner. There is another TV and a video upstairs in the mezzanine sitting area.
The fitted kitchen has a dishwasher, microwave, fridge/freezer, electric oven and separate ceramic hob, coffee maker, toaster, automatic washing machine and a tumble dryer.
The house has the latest in under-floor electric heating in the living areas and has centrally programmed electric convector heaters elsewhere.
The gardens are fenced off from the orchard, with gates to enable parents to prevent children going down to the river unaccompanied. There is a barbecue in the front garden, a boules pitch in the side garden and garden furniture is provided. There is ample parking and covered storage for bikes etc.
